Tenants come from all different walks of life. Is this their first time renting? Have they rented previously through an agency or private landlord?? Their expectation of what happens throughout a tenancy can differ immensely from yours. Setting a range of expectations from the beginning can make for a harmonious relationship. The ‘unknown’ or spontaneous landing things on your tenant can often cause unnecessary friction.

  • Who do tenants contact – office/person details

  • Moving in – utilities, insurance, the info booklet, questions, appliance instructions

  • Payment Information – rent payments, arrears, dishonored payments, rent increases, tribunal charges

  • Entering the property – #inspections# and after hours –ongoing inspections, routine inspections, final inspection, opening premises

  • Conditions of tenancy – pets, water, car parking

  • Maintaining the property – no smoking, pot plants. ails/hooks, rubbish removal, gutters, gardens, repairs and emergency repairs

  • Giving notice – subletting, periodic leases, breaking your lease, lease end

  • Vacating – keys, forwarding address, final accounts, mail redirection, bond refunds
