HOW TO COMPLETE A ROUTINE INSPECTION



There are various ways to complete a routine inspection, typically though, they’re completed once every two to six months and include a large number of different routine checks. These may include general cleanliness, wear and tear to the property, any damage (whether by the tenant or owner), water leakage, security of the property and compliance matters. Generally, there is a feel that routine inspections are completed to ensure the tenant/s are completing an appropriate upkeep on the property, however, this is only a small aspect of a routine inspection.


It’s important to inspect a property for potential damage or even a liability issue that may be minimised. Any potential water damage must also be looked at. This can come in a number of different forms, from observing a leaky tap underneath the sink or noticing a full gutter in need of clearing.


Sniffing out unapproved pets is an interesting matter. Your tenant may attempt to hide any evidence of the pet by removing it’s food bowl, water and bedding, but, have they removed the food bag or box from the pantry? Sometimes it takes a seasoned detective property manager to sniff these things out.


Security at a property is paramount in safeguarding the tenancy. Checking to see all windows and locks are intact is really important to maintain the tenancy in a safe manner.

It really is up to you/your property manager as to how often you inspect your property. The best practice however, would have you attending the property and conducting a detailed review of all aspects of the property.
