TENANCY APPLICATION PROCESS
Throughout the country, there is wide diversity in how tenants apply for properties. For the most part, applicants for privately managed properties apply with the owners using their “gut feel”.
Although gut feel should not be discounted as a means of tenant selection, as it is shown to be successful, it is only one part of what a sound application process involves.
When applying through an agency, a tenant will typically need to provide ID to confirm who they are. ID also allows the property manager to run a credit check, which is another proactive measure an agency will typically take to ensure the tenant’s credit history is sound. Other aspects of a sound application process include extensive reference checks from the potential tenant’s current employer, referees and past Landlords.
